Building a Home in Belagavi Set to Become Costlier

Constructing a new home in Belagavi may soon become more expensive, with the Belagavi City Corporation (BCC) expected to implement a 10% increase in development charges from July.

The proposed revision has sparked concern among builders, developers, and prospective homebuyers, who fear it will further increase the overall cost of housing.

At present, the Corporation collects ₹852 per square metre as a development charge while issuing building permits. Under the proposed revision, the rate will increase to ₹937 per square metre, adding a significant burden on individuals planning to build residential or commercial properties.

According to industry estimates, development charges for a guntha of land could approach nearly ₹1 lakh, resulting in a substantial increase in project costs. Builders argue that the additional expense will ultimately be passed on to homebuyers, making housing less affordable.

The move has drawn strong opposition from the construction sector. Representatives of the Confederation of Real Estate Developers’ Associations of India (CREDAI) and local builders have questioned the rationale behind the annual hike.

They contend that while property taxes are typically revised by only 3% to 5%, development charges are being increased by 10% every year, creating an imbalance that places excessive pressure on the real estate sector.

Developers also point out that construction costs have already risen sharply due to increasing prices of cement, steel, labour, and other building materials. The proposed increase in development charges, they say, will further affect housing affordability and slow down new investments in the sector.

With Belagavi’s newly elected municipal body now in place, attention has shifted to the Corporation’s leadership. Builders and citizens are hoping for a reconsideration of the proposed hike or the introduction of relief measures to reduce the impact on homebuyers.

If implemented, the revised development charges will add another layer of cost for anyone planning to build or purchase a home in the city. The proposal has therefore become a major talking point within Belagavi’s construction and real estate sectors, as stakeholders await the final decision from the Corporation.
